Chapter 1

I was three days away from sleeping in my car when Kai offered me the room.

Not out of kindness. Kai didn’t do kindness. He did calculated favors that always came with a price.

I stood in the middle of his penthouse with my backpack still hanging off one shoulder, trying not to look as fucked as I felt. The place was quiet in that expensive way — thick carpets, soft lighting, floor-to-ceiling windows that made the city look like it belonged to him. Everything smelled clean and cold, like money that never had to worry about rent.

Kai leaned against the kitchen island, arms crossed over a black T-shirt that fit too well. He watched me the same way he used to watch me across the lecture hall last semester — like he already knew I was going to mess something up.

“Spare room is yours,” he said. Voice low. Steady. No smile. “But there are rules.”

I nodded too fast. “Fine. Whatever. I’ll take it.”

He didn’t move. “You’ll sign something first.”

That should have stopped me. Any normal person would’ve asked questions. But when your scholarship dies and your bank account is already in the negatives, you stop being normal. You start saying yes to things you shouldn’t.

He slid a single sheet of paper across the counter. Short. Clean. Almost polite on the surface.

Roommate Agreement – Kai R. Vale

1 No overnight guests.

2 Quiet hours after midnight.

3 Shared spaces stay clean.

4 Personal needs are to be handled privately and without disruption.

The fourth line was underlined twice in black ink.

I stared at it longer than I should have. “Personal needs?”

Kai’s eyes stayed on mine. Unblinking. “If you need to get off, you do it quietly. Guest bathroom. Top drawer on the right. Use what’s there. Clean up after yourself. Don’t make it my problem.”

Heat hit the back of my neck so hard I almost dropped the pen.

“You’re serious.”

“Deadly.” He tilted his head just a fraction. “You have somewhere else to go?”

We both already knew the answer.

I signed.

The room he gave me was bigger than my old apartment. Soft sheets. Blackout curtains. A bathroom that looked like it belonged in a hotel. I told myself I’d unpack later. Instead I sat on the edge of the bed for a long time, staring at the closed door, listening to the quiet of the penthouse and trying to ignore the way my pulse wouldn’t settle.

Around midnight I got up and went into the guest bathroom.

I told myself I was only going to look.

The top drawer on the right opened smoother than it should have. Inside was a black silk bag. I pulled it out and set it on the marble counter. Three toys of different sizes. A bottle of expensive lube that still had the seal unbroken. And a small folded note in the same handwriting as the contract.

Use whatever you need. Clean up after. Don’t pretend you won’t.

My throat went dry.

I locked the door. Turned the shower on high so the water would cover any sound. Then I stood there for a full minute with the middle toy in my hand, telling myself I wasn’t going to do this. That it was fucked up. That I should put it back and go to sleep.

I didn’t put it back.

I braced one hand on the counter, shoved my sweatpants down, and worked the toy inside myself slower than I meant to. The stretch burned in the best way. My forehead dropped against the mirror. Fog spread under my breath. Every time I pushed deeper I bit down harder on my lip, trying to stay quiet, but the sound still slipped out — low, broken, needy.

I came harder than I had in months.

When the shaking finally stopped, I opened my eyes.

The bathroom door was cracked open.

Kai stood in the hallway, arms still crossed, watching me like he’d been there the entire time.

My stomach dropped so hard my knees almost gave out.

He didn’t look away. Didn’t smirk. Just took in the toy still in my hand, the mess on the counter, the way my legs were trembling and my chest was rising too fast.

“You’re loud when you think no one’s listening,” he said. Voice calm. Almost soft. “Next time leave the door open. I want to see your face when you fall apart.”

Then he turned and walked back toward his room like nothing had happened.

I stood there long after he disappeared, heart slamming against my ribs so hard it hurt. My face burned. My cock was already half-hard again just from the way he’d looked at me — like he owned the right to watch.

The door stayed cracked open the rest of the night.

I didn’t close it.

And that was the real problem.

Because part of me already wanted him to walk back in.

Office HeatChapter 3I stayed late the next day.And the day after that. And every day that followed. It became a pattern so clean it almost looked innocent from the outside. I worked. The floor emptied. Adrian’s office light stayed on. I waited until the last of the junior associates left, then walked the short stretch of carpet to the executive wing with my heart already racing and my cock half-hard from anticipation alone. He never made me wait long.Sometimes he locked the door the second I stepped inside. Sometimes he made me stand there for a full minute while he finished an email, eyes never leaving the screen, like he had all the time in the world and I was simply another task on his list. Those minutes were the worst. And the best. My pulse climbed with every second of silence until I was desperate before he even touched me.On Thursday he didn’t lock the door right away.He looked up from his desk, took in the way I was already breathing a little too fast, and said, “Come h

Chapter 2I stayed on my knees longer than I should have, staring up at him while my pulse hammered so hard I could feel it in my throat.Adrian didn’t move right away. He just looked down at me like he was giving me one last chance to stand up and walk out. The locked door clicked softly in the silence. Somewhere far down the hall a cleaning cart rattled and then faded. We were alone. Completely.“Last chance,” he said, voice low. “You get up right now and this ends. No one ever knows. You keep your job. You keep your reputation. We pretend this never happened.”My hands were shaking against my thighs. Every rational part of my brain screamed at me to take the out. To stand. To leave. To protect the life I had built.I didn’t move.Adrian’s eyes darkened. He reached down, slow, and brushed his thumb across my lower lip. The touch was light. Almost careful. It still sent a jolt straight through me.“Open.”I did.He unbuckled his belt with one hand, the other still resting against my

Story 2: Office HeatChapter 1I should have left the building at six like everyone else.Instead I stayed, hunched over my desk on the thirty-second floor, trying to finish a client presentation that kept refusing to come together. The open-plan office had gone quiet hours ago. Only the soft glow of my monitor and the distant hum of the air conditioning kept me company. Outside the floor-to-ceiling windows, the city lights blinked like they had somewhere better to be.I told myself I was just being thorough.I was lying.Part of me was waiting.Adrian Cole’s office light was still on. It always was when I worked late. The glass walls of the executive suite gave me a clear view of him at his desk, sleeves rolled up, tie loosened, focused on whatever document held his attention. Every now and then he would glance up, and for a split second our eyes would meet across the empty floor. Then he would look away first, like the contact meant nothing. It meant something to me.I hated that i

Chapter 4 I lasted until Saturday. Two full days of open doors, of Kai walking past my room without stopping, of my hands staying exactly where he told them to stay. By Friday night I was so wound up I could barely sit still. Every time I shifted on the couch I felt the ghost of his fingers. Every time he looked at me across the kitchen I had to force myself not to drop to my knees just to make the ache stop. Saturday he came home late. I heard the front door. Heard his keys hit the counter. Heard him pour something into a glass. Then silence. I stayed in my room with the door open like he’d ordered, sitting on the edge of the bed in nothing but an old T-shirt and briefs, waiting for whatever came next. Footsteps stopped in my doorway. Kai stood there with two glasses of whiskey. He set one on the nightstand without a word, then took a slow sip from his own. “On your knees.” I dropped. The carpet was soft under me. I looked up at him and waited. He didn’t rush. He finished h

Chapter 3 I cleaned up. Hands still shaking. Face still hot. The toy rinsed and put back in the silk bag like nothing had happened. I pulled my sweatpants up, splashed cold water on my face, and stared at myself in the mirror for a long second. I looked wrecked. And I still walked out to the living room. Kai was on the couch, laptop open on the coffee table, one ankle resting on the opposite knee. He didn’t look up when I stopped a few feet away. “Closer.” I moved closer. He closed the laptop, set it aside, and finally lifted his eyes to mine. There was no heat in them. No rush. Just calm, focused attention that made my stomach twist. “Turn around.” I did. “Hands on the back of the couch.” My palms met the cool leather. I heard him stand. Heard the soft shift of fabric as he moved behind me. He didn’t touch me yet. Just stood close enough that I could feel the heat of his body. “You followed instructions well,” he said. Voice low. Almost conversational. “But you still cam

Chapter 2I didn’t sleep.Every time I closed my eyes I saw him standing in that hallway. Arms crossed. Voice calm. Eyes locked on me like he’d already decided what I was going to do next.By morning the embarrassment had turned into something sharper. Something restless. I told myself I would act normal. Pretend last night never happened. Pretend I hadn’t left the bathroom door cracked open on purpose when I finally went back to bed.Kai was already in the kitchen when I walked out.He didn’t look up from his coffee.“There’s food,” he said. “Eat.”That was it. No smirk. No comment. No mention of the toy or the note or the way he’d watched me come.I hated how much that bothered me.I ate in silence. He scrolled through his phone. The quiet between us felt heavier than it should have. When I finished and stood to rinse my plate, he finally spoke again.“I’m working from home today.”I nodded once. “Okay.”He set his phone down and looked at me properly for the first time. “The guest
