I turned my family's old building into shared apartments. Five floors. Downtown. Huge courtyard. I tore down every non-load-bearing wall and redesigned the layout. Singles. Doubles. Four-person rooms. Something for everybody. Rent was half what everyone else charged. I only rented to people who'd graduated within the past three years. And instead of cramming more rooms into the courtyard, I added a gym and cafeteria. Brand-new gym equipment. Two cooks. Meals that cost about the same as dining hall food. And the first month? All meals were free. I really thought I was doing something good. Giving people fresh out of school a little breathing room. A place to call home. They called me their "dream landlord", gave me thank-you cards and posted about me online. Looking at all those young faces, I figured all the work had been worth it. Then Toby McLean showed up. Silver suitcase in hand. He stopped outside the building, pushed up his gold-rimmed glasses, and stared at the sign. "Kindred Residences." Then he smiled.

Chapter 1

I handled Toby's check-in myself.

His academic record was stacked—Westbridge University Law School, scholarship after scholarship.

I showed him around and ran through the perks.

"The gym's free. The cafeteria serves three meals a day. Utilities and Wi-Fi are included."

I pointed to the price list. "Here's the menu. Two entrées and a veggie side for eight bucks."

He nodded, but his eyes stayed on the kitchen door a second too long.

Halfway down the hall, he stopped.

He pointed at the fire extinguisher in the corner. "The inspection tag expired last month."

I froze. "Maybe whoever handles the safety checks forgot to replace it. I'll get it taken care of right away."

"You can't mess around with safety."

His voice was calm but firm.

I felt a little weird about it, but I smiled anyway.

"You're right. I'll get it replaced ASAP."

Toby moved into 301 on the third floor—our best single.

South-facing. Private balcony.

Over the next few days, things around the building started shifting.

Toby was always hanging out in the common areas.

Helping the cafeteria staff prep veggies.

Playing chess with the older security guard downstairs.

At the gym, he patiently showed a shy guy how to use the equipment.

The tenants warmed up to him fast.

Before long, everyone looked up to him.

"Toby knows everything."

"He's seriously so nice. Super down-to-earth."

"You can tell he went to a top school. Dude's got class."

Hearing all that, I started to relax.

'Maybe I'm overthinking this. Having someone smart and helpful around could actually be a good thing.'

A week later, I stopped by the cafeteria after dinner to go over next week's menu with the cooks.

Toby was there, surrounded by tenants.

He had a document in his hand and was explaining something.

I stepped closer.

"Under Section 13 of the city's rental housing code, every rental room has to match the approved floor plan. Landlords can't alter the interior to create extra rental rooms..."

His voice was calm and clear.

"A lot of our rooms were created by dividing bigger rooms. That alone breaks the rules."

One tenant spoke up. "But Claire's rent is super cheap. And the divided rooms aren't even bad."

Toby smiled. "The rent's cheap because these rooms are illegal and unsafe. What happens if there's a fire? These subdivided rooms become a huge safety hazard.

"We pay rent. We deserve legal, safe housing. That's not a favor. It's our right."

He hit the word "right" hard.

Another tenant jumped in. "Toby's right! That fire extinguisher was already overdue for inspection. I told Claire, and she didn't even replace it right away!"
