This thread is giving me serious backlog anxiety. My 'to-read' list just grew by twenty books. I love the genre, but I need a year off work to get through all the classics I've missed.
I'm skeptical of some modern books labeled 'gothic romance'. They often just use a old house as a cheap backdrop for a predictable thriller. The true gothic needs that sense of the past haunting the present, where the architecture itself seems to conspire against the characters. The romance should feel impossible or forbidden because of the secrets the walls hold. That's harder to find now.
What's the one with the madwoman in the attic? Oh right, 'Jane Eyre'. Thornfield Hall is the blueprint. The romance is iconic, but re-reading it, you realize how much of the tension comes from the literal and metaphorical secrets the house contains. The fire, the tearing of the veil, the cries in the night—it's all rooted in the physical space. Bertha Mason is the ghost in the machine of that mansion.

One last rec: 'The Ghost Bride' by Yangsze Choo. It's set in colonial Malaya and follows a young woman who agrees to a marriage with a wealthy family's deceased son to save her own family. The 'haunted estate' expands to include the opulent Lim mansion and the sprawling, ghostly afterlife. The heroine's journey is tragic and brave, and the romance is unconventional and touching. It's a fantastic blend of gothic, historical fiction, and folklore.
I love the way haunted houses in gothic romance feel like characters themselves, so here are the classics and a few modern spins that always pull me in.
Start with 'Jane Eyre' — Thornfield Hall is practically a mood board for stormy nights, locked rooms, and the slow-burn tension between governess and master. You get the brooding mystery, the revelation of a secret life, and the romance tangled up with guilt and obligation. Right after that I usually reread 'Wide Sargasso Sea' to see the other side of that same estate and how colonial history feeds the haunting.
'Rebecca' gives you Manderley: an estate that breathes with memory, jealousy, and the legacy of an impossible predecessor. If you want uglier, more physical decay mixed with class anxiety, 'Wuthering Heights' delivers a wild, moorish fortress of passion. For modern horror-tinged romance, try 'Mexican Gothic' — High Place is claustrophobic, riddled with rot, and there's an eerie courtship element that reads almost like a toxic love letter. I adore how each book treats the house differently — as secret-keeper, menace, or mirror — and I usually pick based on whether I want romance first or terror first.
